employees can get there by bike, by muni, by bart. if you build this in north bay shore, you can't get your employees there to build out this kind of density. we're very much seeing this on the peninsula, where the office buildings that are located close to the caltrain are really distancing themselves from the other buildings on the peninsula in the northern part of the valley that aren't near the train. because that access to transit is so incredibly important. the other thing that i would point out is that while you are putting these kind of densities into this space, this is not back off this space for bank of america circa 1975, where these people are making $15,000, $20,000 a year. most of these jobs are high-paying engineering jobs. so you are putting a lot of people with high payroll into a relatively limited amount of space. and i think that that means that rent is less important. it's not irrelevant. but it's less important to these people and the willingness to pay rent to be in the right location and be able to retract and retain talent, being in the right location is critical.

and get along without drunk driving. bart -- bars to not stay open late enough. i do think things are changing at city hall and with city government generally. in the last budget process, we read able to get a full-time person in the office of economic and workforce development who will focus exclusively on nightlife and entertainment. that is a huge step with the positives of the industry. i would have worked very closely with supervisor chiu to get a budget for the entertainment commission. at times, the entertainment commission has been set up to fail because we expect all sorts of enforcement and make sure that people are cracking down on the rules, but we have not committed the resources necessary to do so. we are slowly doing that to make sure that they can meet their mission. and the of all special use district that i mentioned before, i think we lost -- we will finally start seeing some reform there. we have a lot more work to do. i recently asked the economist to supplement the impact study for the night live with a similar study for outdoor fairs and festivals, which we

for all public transportation, whether coming from the bay bridge, the red line there is bart. the purple line is muni. you see caltrain, as well as the location of the future transbay terminal. we don't have the transportation plan yet. peter albert and the city are conducting a major study not only our project, but the transit-friendly atmosphere. our preliminarily parking study shows within a 20 minute walk of the site there are 23,000 parking spaces to put that into perspective for you on a soldout warriors game in oakland the most cars that we park is 5,000. so that is the puzzle that we will solve through this process in making sure transportation works. now before choosing this site, we commissioned some significant research to learn how people would feel about the project. you can see the results of that here. here is what we learned. when we told people what the project was, how it would be funded, and where it would be located. this was what we learned. it's very interesting. you can see on the san francisco side of the bay, with that description and information in hand, 80% o

-- there are probably more dollars and energy going into that than any time since bart was put through the city. you have the eastern span of the bay bridge. you have the transbay terminal. you have the central subway project. you have the improvement realignment of doyle drive. all of these things are part of the hard wiring of our city that is going to influence the way in which we all interact with it. over the last, say, five to ten years, we have watched as development and interest and people have moved south of market, into mission bay, below that we now that is continuing and we now have projects on the table like the pier 70 project, which ten years ago no one would have thought was a viable mixed-use project, because nobody went there. and that part of it is no longer true. i think, you know, for all of the things that are going on in the new building that is in the ground, that is on the books, that is likely to happen this time around, both in terms of offices and housing, i think what i see as different is a difference in approach. we all know that it's being driven by what the demograph

right. thank you. mr. crowley. >> muni moves more than bart. it's the biggest in the united states. for the on time performance it's tough to get around traffic and mitigation but they have a plan afoot and bypass areas that have bus stops on every block and that is one way to improve performance. as far as free muni for kids i support that but in practice we don't have the budget to support it and that's my stance today. thank you. >> okay. >> i took muni to get here tonight. i share a car with my partner so two days a week when he works in the city i get the car and when he's in silicon valley i am on muni. big picture we're not going to fix it on time and most is on the service and there are traffic jams and again instead of spending billions of dollars and doesn't connect to the existing muni and tunneling down geary where it's needed and as far as free muni for youth does it make sense we're hundreds of thousands of dollars in deficit and give free fares and people say they need to take it to school and that brings up a issue why aren't they going to neighborhood schools.

the busiest bart station outside of downtown san francisco. it's got three light rail lanes, notable bus lines. and there are currently some issues with pedestrian access and transit op -- operations at the station. there have been previous efforts to look at improving the station and there are improvements that are on the way. some improvements that have already been done, such as the west side walkway project. and more that are on the way. but there is still room for improvement. this study, the circulation study that we are managing, is looking at ways to improve the overall circulation of the area. we think that one issue that hasn't been looked at in detail before is the issue of can we rearrange some of the circulation in the area relating specifically to how the vehicles access to and from i-2 80 at ocean and [speaker not understood] avenues and whether we can reduce some of the conflicts those vehicles are having with bus operations and pedestrian access. so, this study has also produced some initial products including planning those framework and existing conditions. we're in the pro
